Facilities and Property Manager
At Osborne, we are hiring an experienced Facilities and Property Manager for our client, one of Ireland’s leading luxury retail groups, located in Kildare. The ideal candidate will be overseeing the day-to-day operations of our diverse property portfolio and ensuring all facilities are safe, compliant, efficient, and visually appealing, while also fostering a culture of excellence and continuous improvement.
Package:
Salary – DOEMonday to Friday onsite
Responsibilities:
Oversee daily building operations, inspections, repairs, and renovationsMonitor and manage planned maintenance schedules with a professional and cost-efficient approach
Lead the development and implementation of facility management programs, including preventative maintenance and sustainability strategies
Manage and use our CAFM system (Planon) to support asset life cycle planning and permit management
Supervise third-party maintenance contracts and enhance performance through KPIs and reporting
Support office relocations, expansions, and space planning
Conduct regular site visits and assess opportunities for maintenance improvements and energy efficiency
Plan coverage for high-footfall periods and coordinate additional resource requirements.
Maintain and update the Risk Register, escalating issues to the Director of Operations
Participate in the Health & Safety committee and ensure policy adherence across teams
Prepare for audits and inspections, ensuring timely follow-up and action tracking
Issue and approve high-risk work permits in compliance with contractor control processes
Lead budget planning and manage cost controls to optimize resource use
Prepare and present annual facility budgets with supporting rationale
Requirements:
3 years’ experience in a similar role is essentialIWFM qualification preferred
Experience managing facilities for a large, single site or multi-site estate
Strong project, contract, and service delivery management skill
Flexible, resilient, and able to adapt in a dynamic environment
Strong time management with attention to detail
Excellent communication and stakeholder management abilities
Proven leadership and team development experience
Fluent in English and the local Village language; additional European languages are a plus
Proficient in Microsoft Office and quick to learn new systems
